General Information about Hampton Commons

History

  • Hampton Commons is a private townhouse condominium community for which construction began in 1985.

Layout

  • It consists of 300 units grouped in 51 buildings of four, six or eight units each. The streets are all named after birds: Eagle Drive, Sparrow Circle, Oriole Terrace, Pelican Point, Bluebird Court, Cardinal Lane, Rhea Run, Peregrine Point.

The Homes

  • Each unit has one or two bedrooms, a maximum of two-and-one-half baths and an attached garage.
  • Most units have a full basement.
  • Building heating is accomplished by natural gas fired furnaces and forced hot air.
  • Most units have individual central air conditioning systems operating via the same internal ducting as the heating system.
  • Natural gas fired units, separate from the building heat system, accomplish original water heating.
  • Original kitchen range was also natural gas fired.
  • Many units have fireplaces.

The Clubhouse

  • Hampton Commons has a large clubhouse with a main room that is rented to the public for meetings, recreational and social purposes. There is also an exercise room that is open to Hampton Commons residents.

Playground, Tennis and Basketball

  • Hampton Commons has a large state-of-the-art playground with a full range of equipment and play attractions for children. There are two tennis courts and a basketball court for use by young adults and adults.

The Swimming Pools

  • Adjacent to the club house are two in-ground pools, for adults and children, which are open in the summer and protected by a lifeguard.

Maintenance Fees

  • Hampton Commons collects a monthly maintenance fee from each unit owner for the maintenance and administration of the complex.

Water

  • Hampton Commons has its own water system, including fire hydrants. Two large pump storage tanks are filled by the Hampton Commons well. There were no water supply problems during drought conditions. Unit owners are billed quarterly for water usage by United Water Hampton.

Sewage

  • Hampton Commons has its own sewage treatment plant. The monthly maintenance fee covers this service.

Snow Removal

  • Hampton Commons hires a snow removal company to plow streets, parking lots, and sidewalks adjacent to the streets.
  • Shoveling of individual driveways and sidewalks from the driveway to the unit's front door is the responsibility of the unit owner to contract for service.

Ponds

  • Hampton Commons has two beautiful ponds populated with fish and fowl, adding to our bucolic setting.

Pets

  • Hampton Commons allows no more than two pets per unit.
  • Four dog walks have been built to keep the grounds clean and sanitary.

Gardening

  • Limited gardening is allowed in accordance with Hampton Common's Rules and Regulations to maintain aesthetic cohesiveness.

Important Phone Numbers

Trash Pick-up

  • Hampton Township is responsible for weekly pick-up of trash and newspapers for recycling, and monthly pick-up of bulk items and cardboard, plastics, and aluminum for recycling. This service is paid for through property taxes.

Hospital

  • Newton Memorial Hospital is located approximately five miles southwest via Route 94. As with any good-sized hospital, there is a clustering of medical specialists in reasonable distance of the hospital.

Fire Department

Police

  • Hampton Township does not have its own police department, thus Hampton Commons is served extremely well by the New Jersey State Police, whose nearest barracks is in Augusta, approximately four miles north via Route 206. For more info: NJ State Police

Schools

Convenient Commuting

  • Hampton Commons is located in southeastern Hampton Township, just east of Route 206 and approximately one mile north of Newton in the center of Sussex County. Interstate 80 is located approximately fifteen miles due south via Route 206, or approximately twenty miles south southeast via Route 15.
  • TransOptions Commuter Services

Bus service

  • Lakeland Bus in nearby Newton provides regular commuter service to New York City.

Airports

  • Newark Airport is approximately one hour's drive to the east southeast. That time estimate does not including finding a parking space, if any, traveling from the parking space to the terminal, nor the purgatory of waiting at ticket counters, at the gate or on the taxiway.
  • Lehigh Valley International Airport (Allentown, PA) is approximately one hour fifteen minutes' drive to the southwest.

Shopping

  • A large ShopRite and Weis Supermarket are located one-half mile south of Hampton Commons.
  • Walmart, Marshalls, Home Depot, LOWE'S, Sears Hardware, Bed Bath & Beyond, Modell's, Rag Shop, Hobby Town, and Staples are located one-quarter mile south of Hampton Commons.
  • Most convenience stores and fast food eateries are located within walking distance of Hampton Commons.
  • Rockaway Mall is located approximately twenty miles southeast via Route 15.
  • Car dealerships for most U.S. and foreign makes are located within walking distance of Hampton Commons.

Restaurants

  • Many casual to upscale four-star restaurants are located within ten miles of Hampton Commons.

Lodging

  • A Holiday Inn Express is about one mile south of Hampton Commons.

Hiking, Camping, Skiing, Golf, Fishing

  • Stokes Forest State Park is located approximately fifteen miles northwest via Route 206. The Appalachian Trail runs adjacent to Stokes. The Delaware Water Gap and its extensive network of hiking trails are located approximately twenty-five miles to the southwest via Route 94.
  • Many golf courses, ski resorts, and great streams and lakes for fishing are within driving distance. With gyms, martial arts and dance studios all located nearby, there is no excuse for being a couch potato!
